Tenancy agreement template for Wales: you need an occupation contract

Searching for a Welsh tenancy agreement template? Important: Wales abolished tenancy agreements in 2022. Under the Renting Homes (Wales) Act 2016, landlords issue a written statement of an occupation contract instead. An English tenancy agreement — old or new — is the wrong document for a property in Wales.

What Welsh landlords must issue

Model written statements are published by the Welsh Government, and penalties apply for failing to issue one. Note that the Renters' Rights Act 2025 applies to England — Wales retains its separate framework, so the 1 May 2026 changes you may have read about do not rewrite Welsh occupation contracts.
