About PeriodicTenancy

PeriodicTenancy exists for one reason: the Renters' Rights Act 2025 rewrote the rules of private renting in England, and most of the templates and advice online have not caught up. We publish documents and guides that reflect the law as it stands now, in plain English, for landlords managing their own properties.

How the documents are made

Every paid document pack is drafted against the legislation itself, checked against official guidance, and then reviewed by a practising solicitor before it goes on sale. Where the law changes, the packs change: every purchase reflects the current versions on the day you download.

How the guides are kept honest

The free guides, around 80 of them, are checked monthly. Where a rule has a statutory source we say what it is, and where something is genuinely uncertain or contested we say that too. We would rather tell you "this needs a solicitor" than pretend a template solves everything: our own guides regularly point out the moments where paid advice earns its fee.

What we are not

We are not a law firm and nothing here is legal advice. We are also not a letting agent, a landlord association, or a software platform, and we do not take commissions from any of them. The site is funded entirely by the document packs, which keeps the guides free and the recommendations clean.

What is the difference between mandatory and discretionary grounds?

A mandatory ground proved compels the court to order possession; a discretionary ground adds a reasonableness test the court decides on the circumstances.

What replaced the AST in 2026?

The assured periodic tenancy: open-ended, monthly, with possession only on Section 8 grounds and rent increases only via Section 13.
