Does this guarantee survive a rent increase?

Yes, expressly. The deed guarantees the tenancy as varied from time to time, including Section 13 increases, which is the clause most free templates are missing.

Does it work for joint tenancies?

Yes. The scope clause lets you set the guarantee to one named tenant's share or to the full joint rent, stated in plain terms the guarantor signs up to knowingly.

Is it a deed?

Yes, executed with a witness, which removes any argument about consideration and is the robust way to paper a guarantee.
